Is a window-to-slider conversion structural work?
Yes. A window opening becoming a door opening is an alteration because the exterior opening changes. Florida law requires a permit before a building is constructed, altered, modified, repaired, or demolished, and it requires the local official to review the plans and specifications required by the Florida Building Code before issuing the permit. Florida Statute 553.79 sets out both requirements.
The permit path differs from a simple unit swap. Manatee County’s disclosure is for size-for-size replacements. Manatee County’s form shows that distinction. When an opening changes size or a new one is created, Lee County’s exterior-opening form requires a residential or commercial remodel application.
Plan review and inspections follow the structural scope. We do not promise a review time because the jurisdiction, plan comments, engineering, and project conditions control it. What does load-bearing mean in a block or wood-frame house?
A load-bearing wall transfers roof, floor, wind, or other loads to supporting structure. Cutting a new opening interrupts that path, so loads above must be redirected. Florida code material says walls must transmit imposed loads to supporting structural elements. Florida Building Code education material explains the load-path principle.
In a wood-frame wall, a header is the horizontal member above an opening that transfers loads to the vertical framing at each side. The code requires adequately sized headers or approved assemblies over openings in load-bearing walls. Florida Building Code wood-framing provisions describe that function.
In a concrete masonry unit, or CMU, wall, the comparable support is often a reinforced concrete or steel lintel. A bond beam is a reinforced horizontal masonry course; a tie beam ties supporting wall elements together. The engineer determines whether an existing lintel can remain and how reinforcement and bearing must work. A block exterior does not make the answer obvious. We verify the structure before cutting.
Why do I need signed and sealed engineering plans?
You generally need signed and sealed engineering because the header or lintel, reinforcement, bearing, connection, and wind-load response must be designed for the actual building. The engineer takes responsibility for that site-specific solution.
A Florida Professional Engineer must sign, date, and seal final engineering documents filed for public record or provided to the owner, according to the Florida Board of Professional Engineers. The signature and seal identify the engineer responsible for the documents. FBPE’s signing-and-sealing guidance explains that purpose.
For an engineered window or door permit, a Florida permit form requires site-specific signed and sealed plans when individual engineering or calculations are used. Lee County’s exterior-opening application is a clear example. For a conversion, the engineer needs:
- Existing and proposed floor plans, exterior elevations, and the exact door size.
- Wall construction, roof or floor framing direction, truss or joist information, and visible loads above.
- Existing opening dimensions, photos, and any available original plans.
- The location, exposure, and required positive and negative design pressures.
- Product approval, door configuration, sill condition, buck details, and anchorage information.
- Conditions that affect the work, such as utilities, electrical outlets, plumbing, a lanai slab, or a step down outside.
These details let the engineer coordinate support with the approved door and its installation.
What happens from engineering through final inspection?
The order matters. Installing the door comes mid-job.

The exterior frame and sill need a continuous weather-managed wall transition. The inside threshold needs a safe transition to the existing floor.
What work happens after the new opening is cut?
Expect block or framing removal, an engineered lintel or header, required reinforcement, a new buck, the door, and its specified anchors. Door size or sill system can change those details.
Then come flashing, waterproofing, stucco patching, drywall, trim, flooring transition, and paint. Existing stucco texture and paint sheen can be difficult to blend perfectly on an older house.
If the work includes new electric, moved outlets, or other affected systems, those scopes may need their own licensed trade and permit coordination. Manatee County’s door, window, and shutter disclosure notes that electrical work requires an electrical subcontractor and wiring diagrams for new electrical outlets or disconnects. Manatee County’s form provides that example.
Why a window-replacement-only company may decline this job
A window-replacement company may be set up for size-for-size installation and not take responsibility for structural design, masonry cutting, lintel work, finishes, or a remodel permit. That is a different scope.
Florida’s DBPR describes a general contractor as having services unlimited as to the type of work the contractor may do. DBPR’s Construction Industry page distinguishes that broad scope from trade-specific work. For a conversion, that broader contracting scope matters because the project combines structural alteration, product installation, permit administration, inspections, and finish restoration.

What can go wrong without engineering or a permit?
The immediate risk is unsupported masonry, an inadequate header or lintel, damaged reinforcement, or a door installation that does not match its approval. Wind performance can suffer when unit, anchors, buck, and substrate do not match the design.
There is also a paper trail problem. Florida law lets the enforcing agency revoke a permit if work does not conform to the Florida Building Code. Florida Statute 553.79 says that directly. Unpermitted alteration can surface at resale, refinancing, appraisal, or an insurance review.
A later engineer may need finishes opened to see the work, and the jurisdiction may require after-the-fact plans, permits, inspections, or corrections.
Common window and door conversion projects
The same planning process applies to several common projects:
- Window to slider for a lanai or pool deck: often adds access and glass area, but threshold height, drainage, and exterior slab elevation must be resolved.
- Window to French door: the opening changes, so it still needs the structural and permit review described above.
- Widening a slider to a multi-panel door: wider panels can change header or lintel loads, door pressure requirements, and sill details.
- Adding a new opening where there was none: this is the fullest structural scope because the wall, finishes, and product installation all start from an unbroken wall.
